Every TLC project moves through the same four stages. You know which one you are in, and what happens next, because the phase dates go out with the estimate.

We look at it with you before we quote it

Cory comes out, walks the room and listens to what you actually want out of it. You get a free 3D design so you can see the finished space before anyone orders a cabinet, and the written estimate comes back inside three days.

What we find, you hear the same day

Demolition is where the surprises live. Old wiring, a leak nobody knew about, framing that was never tied in properly. We photograph it, call you, and price the fix before we cover anything back up. Nothing gets buried.

Rough-in

Plumbing, electric and HVAC in one crew

We hold the licenses for the systems as well as the finishes, so moving a sink or adding a circuit does not mean waiting two weeks on an outside trade. Bathrooms get Schluter waterproofing, done to the system spec rather than improvised on site.

Finish

The last ten percent is the part people remember

Tile lines that carry through, doors that shut properly, paint cut clean at the ceiling. We hand the room back with a one-year labor warranty and a walkthrough where you write the punch list, not us.

They also noticed the gutters weren't level and corrected that without hesitation. As the project continued, they painted the entire home and identified a leak in our back porch roof, which they reshingled. On top of that, they found the back porch wasn't attached to the house correctly, which had started causing damage to the fascia. They repaired and secured everything properly.”

The office runs eight to five, seven days a week. The emergency line runs all night. When an AC line let go and flooded a kitchen ceiling into the primary bedroom, we tore out the wet material, treated the mold and had the family back inside in two weeks.

Real numbers from our own jobs, not industry averages. If your project does not look like any of these, call and ask.

Our experience shows a mid-range kitchen remodel typically runs between $20,000 and $40,000, and high-end projects can go past $50,000. The spread is mostly cabinetry, countertops and how much of the plumbing and electrical has to move. We give you a firm number in writing before anything is ordered.

A full kitchen with TLC Renovation takes about six to eight weeks. We schedule the trades back to back rather than leaving the room sitting open between them, and you get the phase dates up front so you know when the sink comes out and when it goes back.

A mid-range bathroom typically lands between $10,000 and $15,000, and high-end work can exceed $25,000. We are Schluter certified, so the waterproofing under the tile is done to the system's own spec rather than improvised on site.

Most of our bathroom projects run three to four weeks start to finish. That includes demolition, any plumbing or electrical that has to move, waterproofing, tile and the final fixtures.

Usually not. Vacating is generally only necessary when we are working on structural elements down to the studs. For most projects you can stay in the house comfortably while we finish the work.
